We are collecting supplies for Milagro House

Each year around this time we gather together supplies and donations to give to Milagro House, an organization in Lancaster that offers housing and education to homeless mothers and their children.  Milagro House provides a great service for people in our community during a time of difficulty, and we like to try to make their holidays just a little better.  In years past we've seen heart-warming generosity from our business partners, clients and friends – we’re truly part of an amazing community.

If you would like to help contribute, we are collecting (these are the items on their wishlist): 

·         Diapers (sizes 4, 5 and 6)

·         Garbage bags (tall kitchen and 30 gallon)

·         Household cleaners

·         Paper towels

·         Toilet paper

9/14/2012 Rates Tumble and What's Better Than FHA?

The Fed moved to keep rates low into 2015, looking to create more jobs and help the housing industry.  With rates remaining low, and low down payment mortgage products available, home ownership is very achievable.  For instance, Fairway Independent Mortgage has access to a conventional mortgage product that only requires a 3% down payment.  Not every mortgage lender has access to this loan product, which in a lot of cases, is better than an FHA loan for most people. Only 3% down payment, lower PMI payments and 3% seller concession options are among a few of its features.

..."Ken Pederson, branch manager of the Lancaster office of Fairway Independent Mortgage Corp., said the price declines over the five-year period from 2005-06 to 2010-11 are consistent with what appraisers told him.

"We're not Florida, California, Nevada or Arizona," with prices falling through the floor, he said.

On Saturday morning, April 14th, we are having one of our Highway Cleanups.  If you are interested in helping us, join us at 9:45AM on Route 30.  Call Cheyenne on Friday at 717-431-9299 for locations.  We'll be between Rohrerstown Road and Centerville Road, cleaning up a section.  Please, if you do join us, be careful, dress appropriately and exit your car on the passenger side.  We'll have trash bags and grabbers and safety vests... 9:45 to 11:30-12.  Or for as long as you can stay... the more the merrier!   Help us to help Lancaster Beautiful!!

FHA Home Loan Costs Go Up

FHA Mortgage insurance rates have just been raised by FHA.  The up front premium and the monthly mortgage insurance fee have both been raised, making FHA slightly more expensive now.  On a $160,000 home, the changes equal about $20/month extra.  Not too much, but a little.  FHA is still one of the most popular loan programs on the market for several reasons.
1. Low down payment of only 3.5%
2. Low interest rates
3. Flexible credit guidelines
4. Seller can up to 6% of the sales price towards buyers closing costs
5. Gift money for the down payment is allowable
6. Parents, close relatives can help with qualifying
7. Can use FHA to purchase 1, 2, 3 and 4 unit properties

Lowering PMI Costs

For those of you with high credit scores and may be using a conventional mortgage, your home financing is going to become less expensive. One of our favorite PMI companies is lowering their PMI costs for high credit score borrowers. To qualify, your middle credit score must be 760 or higher at time of application. This cost change is effective in Mid-March and applicable to all new applications for conventional mortgages.

FHA costs are rising... effective 4/1/2012

For Home buyers... If you are financing a home with an FHA mortgage, the costs on the FHA mortgage insurances are going up, for all applications taken after April 1st. This is across the US, ALL FHA loans. The financed premium is going from 1% to 1.75% and that gets added to your mortgage. And, the monthly premium is being increased by an additional .10 basis points. What’s this mean? On a $160,000 home purchase, the monthly payment is going up about $20/month, even if interest rates stay the same. To avoid this increase, you must have your home under contract and make application (or have your FHA case number pulled) before April 1st, 2012.
